About This Job

What We Did

Palatine sits far enough inland that it catches the full swing of the seasons — hard winters followed by summers that bake whatever finish the cold didn't lift. The 420-square-foot deck we were called out to restore had taken that cycle on the chin. Wood surfaces across the floor, railing assembly, stair treads, risers, skirting, planter exteriors, and visible posts had all dulled and opened up, ready to pull in moisture with the next rain. The scope was comprehensive: every accessible wood surface needed attention before it got any further along.

We started with a thorough power wash and wood cleaning to pull the old grime and failed residue out of the grain, then moved into full surface preparation — power sanding all horizontal surfaces to give the sealer something solid to grip. The railing assembly woodwork, planter tops, stair treads, and risers all got hand attention where the power equipment couldn't reach. Once the surface was clean and dry, we applied one coat of Rymar Xtreme Weather oil-based semi-transparent sealer in the customer's chosen color, working methodically through the floor, the stairs, and the surrounding rail components. Metal railing elements were left as-is per the scope. The job also carries an 18-month follow-up window for an inspection and one maintenance cleaning — coverage that keeps the work honest long after the crew has packed up.

Q&A

Frequently Asked Questions

Common questions from Palatine homeowners researching Structural Deck Repairs.

How much does structural deck repair cost in Palatine, IL?

This 420 sq ft deck repair in Palatine, including stair work, came in at $2,650. Final cost depends on the extent of structural damage, the number of compromised members, and whether stairs or ledger connections need attention — so condition and scope drive the number more than square footage alone.

How long does it take to complete structural deck repairs?

A project of this size — around 420 sq ft with stairs — typically runs one to two days once materials are on site. Jobs with extensive joist or post replacement can stretch longer if hidden rot is uncovered once decking boards are pulled.

What's included in a structural deck repair job?

Structural repairs cover the load-bearing framework: posts, beams, joists, ledger boards, hardware, and connections — not just the surface boards. On this Palatine home we also addressed the stair stringers and treads, since stair framing takes the same weathering stress as the main deck frame and is a common failure point.

Can you replace joists and posts without rebuilding the whole deck?

In most cases, yes — targeted replacement of failed joists, posts, or beams is far more cost-effective than a full rebuild, provided the remaining framing is sound. We assess each member individually, sister or replace only what's compromised, and bring the structure back up to current code without tearing out material that still has years of life in it.
