What a fence restoration includes

Most Chicago fences are pressure-treated pine or cedar, and both go gray, then black, within a few unprotected years. Restoration starts with a low-pressure wash and a brightener that lift the gray fibres and the algae on the shady side. The wood dries for about 48 hours, and while it does we fix what is broken: posts rotted at the ground line are replaced and set in concrete, bottom rails are sistered or swapped, split pickets are replaced and gates re-hung on hinges that hold.

Then the stain. We spray a penetrating oil-based stain, TWP 1500 or Rymar Xtreme Weather in a cedar tone or a colour you choose, and back-brush every board so it soaks in. Siding, windows, beds and the neighbour's side are masked first. Fences are quoted per linear foot, one side or both, so you can see what the second side adds before you decide.

Fence Problems We Fix

Sun grays the wood and mildew blackens it. A wash, a brightener and a pigmented stain bring the colour back and slow both.

Green Algae on the North Side

The shaded side stays damp and grows algae. The wash kills it and a mildew-resistant stain slows its return.

Leaning Posts

Posts rot at the ground line and lean. We replace them, set in concrete, and re-plumb the panels either side.

Rotted Bottom Rail

The lowest rail sits in wet grass and fails first. We sister or replace it before the pickets fall away.

Sagging Gate

A dropped gate drags and will not latch. We re-hang it on proper hinges, add a brace and fit a latch that lines up.

Split or Missing Pickets

Individual pickets that have split, warped or gone are replaced with matched boards and stained with the rest.

Measure and Inspect

We walk the fence, count the linear feet, check every post at the ground line and note repairs. You get a written estimate for one side and for both.

Wash and Brighten

Low-pressure wash and brightener, both sides where the neighbour allows. Then about 48 hours of drying.

Repair

Posts, rails, pickets and gates fixed while the wood dries, so new material takes the same stain as old.

Stain and Walk Through

Masking up, stain sprayed and back-brushed, masking down, a walk along the fence with you and the written warranty.

What Shapes a Fence Quote

Fences are quoted per linear foot, which makes them the easiest job to compare. These are the things that move the number.

What shapes the price

  • Linear feet and height. A six-foot privacy fence has twice the board area of a three-foot picket fence.
  • One side or both. The second side is priced on the same estimate so you can decide.
  • Condition. A fence stained three years ago washes and recoats; a gray, algae-covered fence needs brightening and sometimes a second wash.
  • Repairs. Posts, rails, pickets and gates are listed as their own lines.
  • Access and masking. Fences hard against siding, beds or a neighbour's property take longer to protect.

The questions Chicago homeowners ask before booking a fence job.

Both sides last longer, because water and sun reach the back of the boards too. But the neighbour's side is often theirs to decide. We quote both on the same estimate, mask their side if you choose one, and stain it if they agree.

A semi-transparent oil stain such as TWP 1500 lasts two to three years on a fence, a little less on the sunny side. A wash every spring extends it. When water stops beading on the boards, it is time.

Not for the process. Pine needs a few months of weathering before its first stain; cedar takes stain sooner and shows the grain more. Both are washed, brightened and stained the same way, and both get the same warranty.

Yes, if the panels are sound. We replace the rotted posts, set the new ones in concrete, and re-plumb the panels on either side. If most of the posts have gone, we tell you that replacing the run is the better value.

We mask it so no stain crosses the line, and we do not spray it without their permission. If they would like it done, we add it to the estimate.

A typical backyard fence is one day of washing, about two days of drying with repairs in between, and one day of staining. Long runs and heavy repairs add a day.
