About This Job

What We Did

A two-tier rooftop and balcony setup in Chicago puts a lot of surface area in direct contact with the sky — no tree cover, no overhang, just open exposure through every season the city throws at it. This property's 1,345 square feet of pressure-treated pine had accumulated enough built-up coating over the years that a standard maintenance sand wasn't going to cut it. The rooftop deck alone covered 1,225 square feet, with privacy wall interiors included in the scope, and a 120-square-foot balcony below rounding out the project. Six boards across the deck floor had deteriorated past the point of refinishing and needed to come out — four identified in the initial scope, two more approved by the client once we got into the work.

We started with a thorough power wash to clear the surface of dirt and weathered material, then moved into heavy mechanical sanding on all accessible horizontal surfaces, including the stair treads. Multiple passes were needed in spots where the old coating had built up thick, and we followed the machine work with edge sanding, hand sanding, and scraping wherever the larger equipment couldn't reach — along the base of the privacy walls, in the corners, and around the board replacements. The six treated pine boards went in flush, and once the full surface was clean and open, we applied one coat of Benjamin Moore solid WoodLuxe in Oxford Brown, working the privacy wall interiors and the balcony floor to the same standard as the main deck. The client took the check payment discount on labor, and we confirmed the 18-month inspection window before wrapping the job.

Q&A

Frequently Asked Questions

Common questions from Chicago homeowners researching Structural Deck Repairs.

How much does structural deck repair cost in Chicago, IL?

On a project like this — a 2-tier, ~1,345 sq ft pressure-treated pine deck with stairs — structural repairs ran $8,062. Cost is driven by the deck's square footage, how many compromised joists, posts, or ledger connections need addressing, and whether any decking boards require replacement alongside the structural work.

How long does it take to complete structural repairs on a large deck?

A 2-tier deck of roughly 1,345 sq ft with stairs is a multi-day job — our crew needs time to safely demo problem areas, sister or replace framing members, and reassemble everything to code before any surface work is done. Exact duration depends on how many structural elements are compromised when we open things up.

What's included in a structural deck repair — does it cover the decking boards too?

Our structural repairs address the load-bearing framework: posts, beams, joists, ledger connections, hardware, and stair stringers — whatever is failing or out of code compliance. On this pressure-treated pine deck we also addressed the decking surface where board replacement was needed to restore a safe, solid finished deck.

Can you replace joists and posts without rebuilding the whole deck?

In most cases, yes — targeted structural repairs are far more cost-effective than a full tear-down, and that's exactly the approach we take when the existing frame can be brought back to safe, code-compliant condition. We assess each member individually, replace only what's compromised, and reinforce connections throughout so the repaired sections perform as well as new construction.
