Somewhere in the northwest side of Chicago, not far from the quieter residential streets of Norwood Park, this pressure-treated pine deck had been losing the fight with moisture for a while. The 310-square-foot single-tier structure showed it — rotted boards across both the handrail assembly and the deck floor, deteriorating treads and risers, and hardware that had worked itself loose over seasons of expansion and contraction. The customer knew it needed more than a coat of stain; the framing was still sound, but the surface layer had to be dealt with honestly before anything else.
We started with a full application of cleaner followed by a thorough power wash to clear out the accumulated dirt and grime before touching any of the repair work. Once the deck dried down, we pulled the compromised boards — nine rotted 2x6 treated pine handrail boards came out, along with eight deck floor boards we'd flagged going in. Three more revealed themselves during removal and the customer approved the swap on the spot, bringing the total to twenty replaced boards across the deck. We went through and tightened loose nails, screws, and bolts across the whole surface before sanding — full power sanding on the horizontal planes, careful hand sanding on the verticals to get clean adhesion without burning the edges. One coat of Benjamin Moore WoodLuxe solid stain in Fresh Brew went across all accessible surfaces: the railing assemblies, deck floor, stair treads, risers, and skirting.
