Eight hundred and twenty square feet of pressure-treated pine had seen too many Lake Michigan winters without the protection it needed. The solid stain coating had given out — peeling in patches, graying where UV had worked through what was left — and beneath it the wood had started to tell the story more plainly: ten floor boards rotted through, fasteners popped up across the surface, and an old coating thick enough in places to resist stripping without a fight. We started with a power wash using a wood cleaner and brightener to pull the dirt, grime, and surface gray before we touched a sander.
