About This Job

What We Did

Balcony decks in Chicago's denser neighborhoods sit stacked close together, and the one we worked on here reflected what years of city weather can do to a small platform — 140 square feet of surface that had lost its finish and needed attention at the post hardware before anything else. The deck sat above a neighboring balcony, which added a layer of coordination to the job from the start: protecting what was below while restoring what was above. The scope called for full refinishing of all accessible deck floor surfaces, and we'd flagged the post hardware as a structural concern going in.

We started with a thorough power wash to clear the wood grain and lift the old surface before moving into sanding — power sanding across all horizontal surfaces to open the wood and give the sealer something to hold. Before finish work began, we secured the existing hardware around the posts, working fastener by fastener to get everything as tight as the wood would allow and noting condition as we went. Protective coverings went down over the lower balcony, and every coat of the Rymar Xtreme Weather sealer — oil-based, semi-transparent, in Sienna — was applied by hand brush only, no spray equipment, keeping placement controlled and drip exposure minimal. We inspected and rinsed the area below after each phase and pulled the coverings once the work was done.

Q&A

Frequently Asked Questions

Common questions from Chicago homeowners researching Structural Deck Repairs.

How much does structural deck repair cost in Chicago, IL?

This 140 sq ft post repair job on a Chicago home came in at $1,975. Cost is driven by the size of the deck, how many structural elements need attention, and the extent of deterioration — a single failing post costs far less to address than widespread joist and beam damage.

Can you replace deck posts without rebuilding the whole deck?

In most cases, yes — as long as the decking boards and framing above are still sound, we can sister or fully replace compromised posts while keeping the rest of the structure intact. That's exactly what we did here, stabilizing the deck without a full tear-down.

What does a structural deck repair job actually include?

We start with a full structural assessment to identify every compromised element — posts, beams, joists, ledger connections, and hardware. On this project, the scope centered on the posts, so work included removal of the failed members, installation of properly sized replacements, and confirmation that the deck met load requirements before we left the site.

Do you need a permit for structural deck repairs in Chicago?

Chicago's building code generally requires a permit when structural members like posts, beams, or ledgers are being replaced, though minor repairs can sometimes fall under maintenance exemptions — it depends on the scope. We assess permit requirements as part of every structural project so homeowners aren't caught off guard. For a quote, call our Chicago team at (773) 997-1817.
