Floorboard Replacement, Wash, Sand & Seal in Lake Forest, IL

A 760-square-foot deck in Lake Forest carries a lot of exposure — the lots up here sit open to the sky, and years of freeze-thaw cycles had worked their way into the wood. By the time we arrived, the floor boards, stair treads, risers, skirting, and built-in benches all needed attention. Two of the 2x6 floor boards had deteriorated past the point of refinishing, and the rest of the surface was carrying the kind of oxidized, weathered finish that no amount of stain will bond to without proper prep underneath.

We started with a thorough power wash to clear the grain and lift the old residue, then sanded all horizontal surfaces — floor deck, treads, and bench tops — to give the sealer something clean to bite into. The two failing floor boards came out; the longer replacement piece was cut down to cover the shorter run as well, keeping material use efficient. Once the surface was dry and prepped, we applied a single coat of oil-based semi-transparent Rymar Xtreme Weather Sealer in the customer's chosen color, working through the floor field, the stairs, and the skirting in sequence. The scope covered every accessible surface, and we left the invoice along with a note about the 18-month inspection option.
